Periodic inspection
and testing

Electrical inspections and written Periodic Inspection Reports for private homes, commercial premises and industrial installations.

Inspection, testing and a written report

We inspect and test the existing electrical installation, record the findings and explain the recommended work. The extent of the inspection and any access limitations are agreed for the premises.

Wiring and electrical equipment

Condition of accessible wiring, distribution boards and electrical fittings.

Electrical safety tests

Applicable tests can include protective-conductor continuity, insulation resistance, polarity, fault-loop impedance and operation of RCD protection.

Findings and next steps

A written Periodic Inspection Report records test results, defects and limitations. We explain the recommended work. Repairs and upgrades are quoted separately.

Before the inspection

We need access to the distribution board and relevant parts of the installation. Some tests require the supply to be isolated. Tell us about equipment that must remain running and any restricted areas.

Previous inspection reports, certificates and records of alterations help establish the installation’s history.

Periodic inspection questions

When is an electrical inspection useful?

Before renovation, when buying a property with an uncertain electrical history, when faults recur, or when reviewing maintenance needs at business premises. A general property survey does not replace electrical inspection and testing.

Does a PIR mean I need a full rewire?

No. The findings may indicate repairs, upgrades, partial rewiring or a full rewire. We explain the findings and recommended work.

Is a PIR the same as a Completion Certificate?

No. A PIR records the condition of an existing installation. A Completion Certificate documents completed electrical installation work.

How often should an installation be inspected?

The interval depends on the installation, its use, condition, environment and maintenance. Workplace guidance should not be treated as a universal inspection schedule for private homes. HSA electrical safety guidance.

Are repairs included in the inspection?

The inspection identifies and records defects. Repairs and upgrades are quoted separately based on the findings.
